1. Master Lease Agreements
Retain ownership initially while we manage operations through a master lease. You (or your heirs) receive consistent monthly payments and immediate relief from day-to-day management, while the taxable sale — and the capital gains and depreciation recapture that come with it — is deferred until the lease term ends and the sale completes.
2. 1031 Exchange Combined with a Delaware Statutory Trust (DST)
For a complete, tax-deferred exit, we can introduce you to qualified intermediaries and DST sponsors for a 1031 exchange into diversified, professionally managed DST investments. This defers capital gains and depreciation recapture — it doesn't eliminate them — though deferral can continue for as long as you hold the replacement investment, and heirs may receive a stepped-up basis if you hold until your passing. You shift to passive income without direct ownership responsibilities.
We make these introductions at no cost and receive no fee or compensation for them. DST interests are securities; your own advisor or the sponsor's licensed representative will walk you through suitability, fees, and risk before you invest.
3. Deferred Equity Seller Participation
For owners who want to stop managing the property but still benefit from its future upside, we structure a passive equity partnership. This fits a specific situation well: current rents are meaningfully under market, so an income-based offer today undervalues what the property could realistically produce.
We start with a price grounded in the property's realistic market potential. You receive an upfront payment plus ongoing monthly income, and we take over management immediately. Over roughly 3–5 years, we invest in improvements and lease-up to grow Net Operating Income; at refinance, you receive your remaining balance plus your negotiated share of the value created. Your final proceeds depend on how the property performs and the terms we agree to upfront — often meaningfully more than a traditional, income-based offer today, though never guaranteed in advance.
